BERECROFT REROOFING IMPORTANT NEWS
Dear Resident,
Fire Prevention Repair Works to the Roofs of Houses on the Berecroft Estate
Following my letter of 9th July 2010, I am writing to inform you that we have appointed a Party Wall Surveying Company called Pellings LLP to provide Party Wall Surveyor services. Pellings will be in contact with you shortly, but in the meantime I wanted to take this opportunity to explain the process involved with the Party Wall Act.
The Party Wall Act requires a Notice to be served where work is to be carried out to a shared wall, which is called a Party Wall and we have appointed Pellings to issue these notices. Part of the process is to carry out a survey of your property to prepare a schedule of its current condition so that there is a record of any problems that arise during the works to the roofs. This is called a Schedule of Condition and we hope that all owner occupiers and shared owners on the estate will agree to allow Pellings to enter their properties to prepare this Schedule of Condition.
Pellings will shortly be serving Notices on all owner occupiers and shared owners where their properties are next to a property which we own. The Notice will include a tick box section where you can confirm that you consent to the work to the roofs and also that you wish a Schedule of Condition to be prepared for your property.
In some cases your neighbour may also be an owner occupier or a shared owner and in order to make sure that each individual “party” wall is covered by a Notice, Pellings will be asking certain owners to confirm in writing that Pellings may serve Notice on their behalf on their neighbours. The hope again is that the neighbours will reply saying that they agree to the work and allow access for Pellings to prepare a Schedule of Condition.
As South Anglia is proposing to carry out and pay for all the re-roofing work we wanted to let you know that South Anglia will also be covering all of Pellings costs. This will include the cost of preparing a Schedule of Condition.
Once Pellings have visited your property, you will be given a copy of the Schedule of Condition. If there is any damage to your property as a direct result of the work being carried out to the roofs, the Contractor undertaking the work would be responsible for repairing any damage. We would appreciate your co-operation in allowing Pellings access to your property before work commences as otherwise, it may be difficult to resolve any issues relating to damage caused if there was no record of the original condition before the work started.
The information that you will receive from Pellings will explain the process in more detail, and they will be on hand to answer any questions which you may have. However, in the meantime, If you do have any other concerns, or wish to speak with me regarding work in general, please do not hesitate to contact me.
